The difference is the level of interest rates. We are at astronomically low levels compared to the early late 70's and early 80's. That fact alone will change the house price curve. Interest rates will artifically stimulate home purchases early and then take away from sales as inflation causes interest rates to skyrocket. This is a great perspective!
